  • Ongoing Maintenance CoordinationAny time a repair or maintenance issue comes up, simply email your dedicated Wonderland Realty property manager. We'll assign the right vendor, manage the work from start to finish, and handle payment on your behalf. You stay informed without being in the weeds.

    Routine Seasonal Services Twice per year, we visit the property to replace your furnace air filter, clean and inspect the garbage disposal, and clean out the gutters. These small, easy-to-forget tasks have an outsized impact on your home's health — and we make sure they never slip through the cracks.

    Annual Shutoff Valve Exercise Once a year, we exercise every accessible water shutoff valve in your home, turning each one fully off and back on. This simple step prevents valves from seizing due to inactivity, a common and costly problem. If anything looks corroded, stuck, or problematic, we'll document it and report back to you promptly.

    Extended Absence Property ChecksGoing out of town for more than two weeks? We'll check on your home every two weeks while you're away. Each visit includes a full walk-through for anything visually, audibly, or otherwise out of place, flushing toilets and running sinks to keep P-traps and plumbing healthy, and collecting your mail and placing it inside at a location you designate.

    Opportunistic Minor Repairs If we're on-site and spot something minor that can be resolved quickly, we'll often take care of it on the spot. It's the kind of thing a good neighbor with a toolbox would do, and it's part of how we think about this service.

    Monthly & Annual Reporting Every month, you'll receive a statement of account showing your current escrow balance, the management fee, and an itemized summary of any vendor payments made on your behalf, including copies of all invoices included. At year's end, we provide a comprehensive annual statement that organizes all expenses by maintenance category, giving you a clear, useful picture of what was spent and where. It's the kind of transparency and documentation that makes tax time easier and long-term planning straightforward.

  • You maintain a funded escrow account with Wonderland Realty, which we draw from to pay vendors and cover routine material costs like air filters. You're in control of the balance, and we'll reach out if it needs to be replenished.

    For repairs under a set dollar threshold, we're authorized to move forward without interrupting your day. For anything larger, we come to you first. You'll never be surprised by a significant expense without having approved it.

    When it comes to vendors, we use our professional judgment, whether that means getting multiple bids or calling on a trusted partner we've worked with for years. Either way, we act in your interest.
